Keep in mind that land and commercial deals aren't always listed in the MLS. Some opportunities are listed on specialty sites and require some digging to uncover. Others aren't listed anywhere, and are known only to a select group of the most connected agents. And, of course, some of the best deals require a more proactive approach.
